EDUCATION AND EXPERIENCE High school diploma or equivalent.
Technical/trade school graduate or equivalent apprenticeship. Ten
(10) years of experience with large building HVAC equipment. EPA
certification. Refrigeration experience and/or certification.
KNOWLEDGE, SKILLS AND ABILITIES In-depth knowledge and demonstrated
advanced proficiency with large building HVAC equipment. Knowledge
of generator maintenance. Knowledge of Federal and State Codes and
regulations related to HVAC and life-safety issues. Knowledge of,
and demonstrated proficiency with the RFP process. Excellent
communication and customer service skills. Excellent project
management and leadership skills. Strong problem solving skills.
Ability to prioritize and organize assignments for work groups.
Ability to lead and supervise staff. Ability to lift up to 50 lbs.,
climb and stand. Ability to travel within defined area. Must
possess a valid driver's license and maintain a satisfactory

Mechanical Building Engineer is responsible for the comprehensive
operation, installation, maintenance and evaluation of all
mechanical systems located in the Bank's major buildings in New
York. These mechanical systems include various HVAC systems and the
associated building management systems and building support systems
such as; water, sewer, electric, pumps, generators, fire, and air.
ESSENTIAL FUNCTIONS Leads and assists a team of Trade Services
Mechanics in the daily inspection, maintenance and operation of all
mechanical systems. Manages and maintains appropriate scheduling of
staff to ensure there is coverage to maintain mechanical systems
operations in all major buildings and spaces (including tenants).
Prepares schedules and performs continuous preventive maintenance,
to include service, replacements, obsolescence upgrades, etc.
Provides the Building Manager with budgeting data as requested.
Maintains and performs testing to ensure proper operations of all
systems and equipment. Develops technical relationships with
supporting vendors that provide service supplies or technical
assistance that will best serve the needs of the company. Develops
and accomplishes short and long term goals and objectives for the
overall performance and maintenance of equipment and services.
Manages and provides oversight of all vendors with tasks, installs
or services under the control of this position. May be required to
respond to emergency repairs at hours other than normally
scheduled. On a rotational basis, may be required for "On-Call"
availability. Maintains files, plans, schematics, etc. that relate
to mechanical systems. Evaluates and reports on vendor, supplier,
and direct reports performance. Assists with the RFP process when
required. Coordinates all municipal utility activities,
inspections, billings, etc. Adheres to all compliance and licensing
requirements. Ensures and maintains a safe working environment.
Liaise with tenants and meet tenant requirements. Analyzes and
approves billing and tenant chargebacks. Participates in
specialized training as requested by manager. ADDITIONAL COMMENTS
Performs special projects, and additional duties and
responsibilities as required. Where applicable and when performing
